Inn & Out Capital Partners is a full-service real estate investment firm focused on hospitality. Based in Park City, Utah, we acquire, develop, advise on, and asset manage upscale and luxury properties across golf, leisure, residential, and master-planned communities — with deliberate alignment among our communities, employees, investors, and guests. We pursue value-add acquisitions and opportunistic development with a single objective: predictable, repeatable returns, delivered through a disciplined, low-cost, technology-enabled investment model built for the modern investor.

John DePaul is the Founder and Managing Member of Inn & Out Capital Partners. His award-winning, 44-year career spans golf course communities, luxury lodging, mixed-use development, and residential acquisition and development. After twenty years of Park City winters and summers, John and his family have made Park City their full-time home.
As an officer of Toll Brothers, Inc., John led Toll Golf — a portfolio of eleven golf course resort communities — overseeing pre-development, development, and golf, club, and HOA operations.
As Head of Asset Management for Toll Brothers Apartment Living, he directed operations and technology across a $10 billion development practice while serving on the Executive and Investment Committees.
As President of Toll Hospitality, he oversaw the firm’s investment in the 1 Hotel Brooklyn Bridge, the development of a 110-room lifestyle boutique hotel, and a pipeline of six additional lifestyle mixed-use projects. He also helped oversee Toll’s LP technology investments with RET Ventures, Moderne Ventures, and Fifth Wall, and the firm’s investment in a build-to-rent / single-family rental platform.
Earlier in his career, John founded an independent luxury hotel company; asset managed The Plaza Hotel on Central Park and Dream Downtown Manhattan; orchestrated the acquisition of the Baccarat Hotel & Residences New York on behalf of an international purchaser; and initiated and facilitated the sale of Sonesta Hotels to a publicly traded REIT.
