Inn & Out Capital is a full-service real estate company focused on hospitality.  Located in beautiful Park City, Utah, we acquire, advise, operate and asset manage upscale to luxury properties with a strong commitment and alignment with our community, employees, investors and guests.  Our focus is value-add acquisition and opportunistic development opportunities in golf course communities, upscale to luxury leisure, residential and master plan communities.  Our sole purpose is to produce predictable, repeatable returns and value to our investors through a low-cost, technology driven model aligned with the expectation of the modern-day investor.

John DePaul is the founder and managing member.  He has an accomplished, award winning 44-year hospitality career in golf course communities, luxury lodging, mixed-use and residential acquisition & development.   After spending 20 years vacationing in Park City for winters and summers, John and his family have made Park City their fulltime residence.  

John was an officer for Toll Brothers, Inc.   John oversaw Toll Golf with a portfolio of 11 golf course resort communities.  He oversaw pre-development, development and golf, club & HOA operations. 

 

Additionally, John was Head of Asset Management and oversaw the operations and technology of a $10 billion development practice for Toll Brothers Apartment Living while serving on the Executive and Investment Committees. 

He also served as President of Toll Hospitality.  The hospitality group oversaw Toll's investment in the 1 Hotel Brooklyn Bridge, the development of a 110 room lifestyle boutique hotel, and a pipeline of 6 additional lifestyle boutique mixed-use projects.  John also was a member that oversaw the technology LP investments with RET, Moderne Ventures and Fifth Wall.  John also was a member that oversaw Toll's investment in a BTR/SFR rental investment platform.

     

From creating his own independent luxury hotel company, to overseeing the asset management of the Plaza Hotel Central Park, Dream Hotel Downtown Manhattan, orchestrating the purchase of the Baccarat Hotel & Residences in New York for an international purchaser, to initiating and facilitating the sale of Sonesta Hotels to a publicly traded REIT, John's direct and persistent expertise is authentic.
